Having found a suitable property with us you will need to secure this by putting a holding deposit down this ensures that no more viewings are carried out on the property and is deducted from the final deposit.
Once secured you will be required to complete a Tenancy Application Form and provide proof of your identity and residency. AAD's will then carry out all the necessary references on your behalf. References will be carried out on all tenants and any guarantors. All persons living in the property over the age of 18 must also be referenced as they will need to be named on the tenancy agreement.
Depending on the outcome of the referencing, will depend on whether you need to provide a guarantor. For example, you may be required a guarantor if your earnings are not high enough, you have recently started a new job or if you have a low credit rating. Your guarantor will be required to undergo the same checks as yourself. They will be expected to pay the rental should there be any default during the tenancy and they will also be held responsible for the upkeep of the property.
Once all the references have been completed we shall arrange a time and date for you to sign the agreement and collect the keys to your new home. The agreement must be signed by all parties prior to the commencement of the tenancy. Upon signing a month’s rent in advance must be paid along with a deposit.
All Landlords and Agents are required by law to register and protect your deposit within a government-approved scheme on an Assured Shorthold Tenancy. This means that your security deposit is protected. Aads opt to use the Deposit Protection Service.
